Welcome to Brosebo. By accessing or using our platform — whether as a tenant, boarding house owner, or visitor — you agree to be bound by these Terms & Conditions. Please read them carefully before creating an account or using any of our services.
1. About Brosebo
Brosebo is an online listing and property management platform that connects tenants with boarding house owners across the Philippines. We are a marketplace only — we do not own, operate, or manage any of the properties listed on our platform, and we are not a party to any lease or rental agreement between tenants and owners.
2. Eligibility & Account Registration
- You must be at least 18 years old to create an account.
- You agree to provide accurate, complete, and up-to-date information during registration.
- You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account.
- Brosebo reserves the right to suspend or terminate accounts that violate these Terms or engage in fraudulent activity.
3. Roles & Responsibilities
For Owners
- You are solely responsible for the accuracy, legality, and completeness of your property listings, including photos, descriptions, prices, and house rules.
- You must honor approved lease agreements and treat tenants fairly and lawfully under Philippine law.
- You are responsible for issuing receipts and invoices for payments received through the platform.
- You must not post misleading, fraudulent, or illegally operated listings.
For Tenants
- You agree to pay rent and other charges on time as agreed in your lease.
- You are responsible for verifying property details directly with the owner before signing or confirming any lease.
- You must not submit false payment proofs or fraudulent transactions on the platform.
- You agree to respect house rules as set by the property owner.
4. Payments & Billing
- Brosebo provides payment tracking tools to help both tenants and owners manage rent and utility bills. The platform does not process or hold funds on behalf of either party.
- Tenants may submit payment proofs (e.g., GCash, Maya, bank transfer screenshots) through the platform. Owners are responsible for verifying and confirming payments.
- Brosebo is not liable for disputes arising from unconfirmed, disputed, or fraudulent payment submissions.
- All pricing for platform subscriptions (Free Trial, Basic, Pro, Agency) is subject to change with reasonable notice. Existing paid plans will not be affected mid-billing-cycle.
5. Prohibited Conduct
You agree NOT to:
- Post false, misleading, or fraudulent property listings.
- Harass, threaten, or abuse other users through any platform feature including messaging.
- Attempt to circumvent or manipulate the platform's ranking, review, or verification systems.
- Use the platform to engage in any illegal activity under Philippine law.
- Attempt to gain unauthorized access to other users' accounts or platform systems.
- Scrape, copy, or redistribute platform content without written permission from Brosebo.
6. Content & Reviews
- Users may submit reviews, photos, and other content. By submitting content, you grant Brosebo a non-exclusive, royalty-free license to use, display, and distribute it on the platform.
- You are solely responsible for content you post. Brosebo reserves the right to remove content that violates these Terms or is deemed inappropriate.
- Reviews must be honest and based on genuine experience. Fake or incentivized reviews are prohibited.
7. Limitation of Liability
Brosebo provides its services on an "as is" basis. To the maximum extent permitted by law, we are not liable for any direct, indirect, incidental, or consequential damages arising from: (a) use or inability to use our platform; (b) any rental disputes between tenants and owners; (c) loss resulting from unauthorized access to your account; or (d) inaccuracies in property listings. Our total liability in any matter shall not exceed the amount you paid to us, if any, in the prior 3 months.
8. Privacy
Your use of Brosebo is also governed by our Privacy Policy, which is incorporated into these Terms by reference. By using the platform, you consent to the collection and use of information as described in our Privacy Policy, in compliance with the Republic Act No. 10173 (Data Privacy Act of 2012).
9. Modifications
Brosebo reserves the right to modify these Terms at any time. We will provide notice of significant changes through in-app notifications or email. Your continued use of the platform after changes take effect constitutes your acceptance of the updated Terms.
10. Governing Law
These Terms shall be governed by and construed in accordance with the laws of the Republic of the Philippines. Any disputes arising under these Terms shall be subject to the exclusive jurisdiction of the courts of the Philippines.
